In England, the Tenant Fees Act 2019 stops landlords from requiring you to pay for a professional clean. You do have to hand the property back as clean as it was at check-in, allowing for fair wear and tear. A professional clean to inventory standard is the simplest way to show that.

Defrosting and cleaning the fridge and freezer is included in every end of tenancy clean. Oven deep cleaning is an add-on: £45 for a single oven and £70 for a double or range.

It depends on size and condition. A studio or 1-bed is usually finished in one visit on the same day. Larger houses and HMOs are scheduled with a bigger team so the work still completes in a single day.

No. Most clients leave keys with the agent or in a key safe. We send before and after photos the same day so you can see the result without being there.

Yes. Share your booking calendar and turnovers are scheduled automatically when a guest books, so you do not need to message us for every stay.

You book a team, not one person. If someone is ill we cover the clean with another member of the team, so your rating never depends on one individual.

We can bag, swap and launder linen for £12 per turnover, and restock consumables like toilet roll, soap and dishwasher tabs at cost plus 20%.

We send staging photos the moment the clean finishes, before your guest checks in. Anything broken, missing or running low is flagged straight away.

Weekend changeovers cost nothing extra. Bookings with under 24 hours notice carry a £15 same-day supplement.

Contract cleaning starts at £22 per hour in both Manchester and Birmingham. We visit your site, agree a checklist and give you a fixed weekly or monthly price before any work starts.

Yes. We run daily, weekly and monthly contract cleaning for offices in Manchester and Birmingham. Daily visits usually happen before 9am or after close, with the same cleaners each time and a checklist agreed on the site visit.

Yes. We work from 7am to 7pm every day and plan visits before opening, after closing or between shifts so the cleaning never gets in the way of your staff or customers.

Our HMO rate is £360 for a 4-bed and £430 for a 5-bed, fixed before we start. For 6 or more bedrooms it is £380 plus £55 per extra room at the standard rate. Carpet cleaning for a whole 4-bed HMO is £110.

June to September, when tenancies end and new students arrive. In Birmingham the university intake keeps September and October busy. Book early if you need a specific day.

Yes. Landlords and agents booking 5 or more properties in a season get 10% off every clean.

Yes. One person books and we can send the fixed price in writing so the house can split it before the clean goes ahead.

Deep cleans vary a lot with size and condition, so we price from photos. Send a few pictures on WhatsApp and you get a fixed price back, usually the same day. A single bathroom deep clean is typically £25 to £30.

A regular clean maintains a property. A deep clean removes the build-up: limescale, grease on hobs and extractors, grout, skirting boards, high-level dust and the inside of appliances.

Yes. We remove fine plaster dust, paint splashes and adhesive residue from new-build and refurbished homes and offices, including in Ancoats, Digbeth and the city centres.
