Every clean includes inside cupboards, the fridge and freezer, and before and after photos. If your inventory check flags a cleaning issue, we return within 48 hours for free.

How much does end of tenancy cleaning cost in Manchester or Birmingham?
Our fixed prices start at £120 for a studio, £150 for a 1-bed, £205 for a 2-bed and £250 for a 3-bed. Student HMOs and properties in heavy condition have their own fixed rate, for example £360 for a 4-bed HMO. Ovens and carpets are optional add-ons.
Can my landlord make me pay for a professional clean?
In England, the Tenant Fees Act 2019 stops landlords from requiring you to pay for a professional clean. You do have to hand the property back as clean as it was at check-in, allowing for fair wear and tear. A professional clean to inventory standard is the simplest way to show that.
What if the inventory check finds something you missed?
Tell us within 48 hours of the checkout inspection and we come back to put it right, free of charge. That promise exists because our founder once lost £200 of her own deposit over one missed mark.
Is the fridge and oven included?
Defrosting and cleaning the fridge and freezer is included in every end of tenancy clean. Oven deep cleaning is an add-on: £45 for a single oven and £70 for a double or range.
How long does an end of tenancy clean take?
It depends on size and condition. A studio or 1-bed is usually finished in one visit on the same day. Larger houses and HMOs are scheduled with a bigger team so the work still completes in a single day.
Do I need to be at the property?
No. Most clients leave keys with the agent or in a key safe. We send before and after photos the same day so you can see the result without being there.
